Hotels, inns, B&Bs, and rentals
Social media content for Long Island hotels, inns, B&Bs, and short-term rentals
Quick answer
Core Media Co., a photography and video studio at 523 Lake Avenue in Saint James, NY, makes monthly social media content for hotels, inns, B&Bs, and short-term rentals across Long Island, from the North Fork to the Hamptons: rooms shown as a guest will find them, the property through the season, and the people who run it. Plans run $1,500 to $4,000 per month with a six-month minimum.
Updated
A guest books a room from a phone, often months ahead, on the strength of a few photos and a short video. What they want to know is what the room really looks like, what they will see from the window, and what the place feels like at breakfast and at sunset. We film the rooms, the grounds, the common spaces, and the people who run the property, and hand over a month of Reels, photos, and captions.
Long Island lodging runs on a short, hard season. The calendar puts the booking pieces out in winter and early spring, fills the summer with the property at its best, and carries the shoulder seasons with harvest weekends and quiet midweek stays. Rooms are filmed as they are booked, and any rate in a caption carries its mandatory fees. You post the pieces, or hand them to whoever runs your accounts.
Through the year
A lodging year, in content
Guests book the summer in the winter. The calendar runs a season ahead of the property.
January to March
Booking season for summer: every room type, the view from each, and what is within a walk or a short drive.
Spring
Opening weekend, the grounds coming back, and Mother's Day and graduation stays.
Memorial Day to Labor Day
The property at full season: the pool, the beach or the bay, breakfast, and sunset, filmed early before guests are out.
September and October
Harvest weekends on the North Fork, quieter beaches, and midweek stays for people who skip the summer crowd.
Winter
Fireplaces, holiday weekends, gift cards, and the off-season rate, posted with the fees in the price.
The work
What we make for a hotel, inn, or rental
Pieces that answer what a guest wonders before booking.
Each room type, as booked
A short walkthrough of every room type you sell, in daylight, with the view the room really has.
The morning
Breakfast, the porch or the lobby, and the light, filmed before the first guest comes down.
The grounds and the water
The pool, the garden, the dock, or the beach path, with aerials where airspace allows. Every drone flight is flown by an FAA Part 107 certified remote pilot.
The innkeeper or the manager
The person who answers the phone, on what they recommend nearby and how they look after a stay.
Around you
The vineyard down the road, the harbor, or the beach, filmed as places, never as a promise about any town or who lives there.
Open dates
Midweek openings, a shoulder season stay, or a holiday weekend, as a short Reel and a carousel, with the price as you write it.

How we film a hotel, inn, or rental
Rules we keep on every property shoot, on top of the overview's.
- Each room is filmed as the guest will get it: no wider lens than a viewer would read as true, no borrowed view, and no furniture added for the shoot.
- Rooms are filmed between stays, never with a guest's belongings in frame.
- Guests appear only with a signed release; the pool and the breakfast room are filmed before guests are out or with them unrecognizable.
- Children are filmed only with a parent's or guardian's written consent.
- Aerials are flown beside guests, never over them, and only where the airspace near East Hampton, Gabreski, and MacArthur allows.
- Any rate in a caption is the total price with every mandatory fee in it, as you give it to us.

Your side
What your property provides
We do the planning, filming, editing, and captions. These stay with you.
- Empty rooms on the content day, made up as a guest would find them.
- Room names, rates, and every mandatory fee, exactly as you want them published.
- Guests or staff willing to be filmed, each with a signed release.
- Any town permit or registration your property needs, which you know better than we do.
- Someone to post the finished pieces and answer the comments and messages they bring in.
Rules
Rules that shape lodging content
The price in a caption, the room in a video, guests on camera, aerials, and music.
A rate in a caption carries its fees
The FTC's Rule on Unfair or Deceptive Fees, at 16 CFR 464.2, makes it unfair and deceptive for any business to offer, display, or advertise a price for short-term lodging without clearly and conspicuously disclosing the total price, and says the total price must be more prominent than any other pricing information. Section 464.1 covers hotels, motels, inns, short-term rentals, and vacation rentals, and lets government charges be left out of the total. So a resort or cleaning fee goes into the price we caption, or the caption has no price.
The room shown is the room booked
New York's General Business Law section 350 declares false advertising unlawful, and section 350-a defines it as advertising that is misleading in a material respect, judged by representations made by statement, word, design, device, sound, or any combination of them. A water view framed from the one room that has it, used to sell the rooms that do not, is that kind of representation. Each room type is filmed as itself.
Guests on camera
New York's Civil Rights Law section 50 makes it a misdemeanor to use a living person's name, portrait, picture, likeness, or voice for advertising or trade without their written consent, or a parent's for a minor, and section 51 lets that person sue to stop the use and recover damages. A guest by the pool came for a stay, so anyone recognizable in a piece has signed a release.
Aerials near the water and the airports
Under 14 CFR 107.39, a small drone may not fly over a person who is not directly participating in the flight, unless they are under a covered structure or in a stationary vehicle, or the operation meets a subpart D category. Guests on a lawn or a beach are neither, so aerials are flown beside them. Airspace around East Hampton, Gabreski, and MacArthur decides each flight. Every drone flight is flown by an FAA Part 107 certified remote pilot.
Music needs a license for business use
Meta's Music Guidelines, which apply on Instagram and Facebook, say that using music for commercial or non-personal purposes is prohibited unless you have the appropriate licenses. We cut every piece to music licensed for it, or to none.

Questions
Questions hotels and inns ask us
- Who makes social media content for hotels and inns on Long Island?
- Core Media Co., a photography and video studio at 523 Lake Avenue in Saint James, NY. We film rooms, grounds, and the people who run hotels, inns, B&Bs, and short-term rentals across Suffolk and Nassau County, from the North Fork to the Hamptons, and hand over a month of finished Reels, photos, and captions. Plans run $1,500 to $4,000 per month with a six-month minimum.
- How much does monthly content cost for a hotel or inn?
- Partner is $1,500, Partner+ is $2,750, and Flagship is $4,000 per month, each with a six-month minimum term, then month to month. Partner is 1 content day and 4 to 6 finished pieces a month. Partner+ is 2 content days, 1 long form video of 5 to 10 minutes, 10 short form pieces, and 3 to 4 static or carousel posts. Flagship is a weekly presence with 16+ pieces and event coverage included. The tiers are the same for a hotel, inn, or rental as for any other business.
- Can our posts show a nightly rate?
- Yes, as the total price. The FTC's Rule on Unfair or Deceptive Fees requires a short-term lodging price to disclose the total price, with every mandatory fee in it, more prominently than any other pricing information. Taxes and other government charges can be left out. You give us the total, and we caption it as written.
- When should we start posting for the summer?
- In the winter. Most summer stays on the East End are booked months ahead, so the room walkthroughs and the view from each room go out from January through March, and the summer itself is filmed for next year's booking season as much as for this one.
- Do you work with short-term rental owners?
- Yes. A single house or a few units get the same tiers as a hotel. You handle any permit or registration your town or county requires, and we film the property between stays with nothing of a guest's in frame.
- Do you post to our accounts or run our ads?
- No. We make the content and hand it over ready to post: the finished files and their captions, cut for each platform, in a shared folder. You post them, or pass them to whoever runs your accounts. We do not post, boost posts, or run ads, and we do not promise follower numbers.
