Updated

Montauk is a hamlet in the Town of East Hampton at the eastern end of the South Fork, running about 13 miles from Napeague to Montauk Point, where the lighthouse, authorized in 1792 and finished in 1796, was the first in New York. Six state parks sit within it: Hither Hills, Shadmoor, Montauk Downs, Amsterdam Beach, Camp Hero, and Montauk Point. Lake Montauk, a 900 acre embayment opened to Block Island Sound in 1927, holds the largest fishing fleet in the state, and the downtown is the only business district in the town that sits next to the ocean.

The houses record how Montauk grew. The Montauk Association, seven shingle style cottages designed by McKim, Mead and White on a site plan by Frederick Law Olmsted and built from 1881 to 1884, stands on the ocean east of Ditch Plains. Carl Fisher's projects of the late 1920s left Tudor Revival buildings, among them Montauk Manor and a six story office building that is now a residential condominium, and two hundred Leisurama prefabricated houses went up at Culloden Point after 1959. Between them are houses on the hills and above the water, where the view is usually what the listing is selling.

The end of the road, past East Hampton and Amagansett and across Napeague on Montauk Highway. The farthest town we have a page for, so a Montauk shoot is planned as the day's main job.

On the ground

What listings in Montauk tend to need

  • Houses on the hills with views of the ocean, Block Island Sound, or Lake Montauk, where a drone rising from the deck shows the view the photos promise.
  • Oceanfront near Ditch Plains and along the cliffs, where an aerial shows the height of the bluff, the beach access, and the setback from the edge.
  • Condominium units, where the unit, the building, and the walk to the beach carry the listing and a floor plan handles the layout.
  • Small cottages and Leisurama houses that have been renovated or added onto, where the floor plan shows how the new space joins the original house.
  • Summer scheduling: in season we book Montauk shoots for weekdays and early starts when we can, so the light and the roads cooperate.

Before the drone goes up

Drone airspace in Montauk

By the FAA's Class Airspace data, Montauk is Class G at the ground at every point we checked: downtown, Ditch Plains, the east side of Lake Montauk, Hither Hills, and Montauk Point. Class E begins 700 feet up, above a listing flight, so no airspace authorization is needed for a flight under 400 feet.

Montauk Airport (MTP), privately owned and open to the public, sits between Lake Montauk and Block Island Sound about three nautical miles northeast of downtown. It has no control tower, so it adds no authorization step, but the pilot keeps clear of its traffic. Six state parks sit in Montauk, and New York State Parks allows a drone to take off, land, or fly from park property only with a prior written permit, so a listing next to parkland is flown from the property itself.

Every flight is flown by an FAA Part 107 certified remote pilot. We check the address against the FAA's airspace maps when you book, request any authorization it needs, and check the forecast, NOTAMs, and temporary flight restrictions before the day. If aerials cannot happen on your date, we tell you up front.

Read from FAA data on October 3, 2026, at points in and around Montauk. Airspace and tower hours change, and an address near an edge can differ, so treat this as a starting point, not a clearance for any property.

Questions

Questions we get about Montauk

Who photographs real estate in Montauk, NY?
Core Media Co. does, from a studio at 523 Lake Avenue in Saint James. We shoot listing photography, 2D floor plans, aerials, twilight, and listing video across Montauk, from downtown and the lake to Ditch Plains and the hills, and deliver everything in one shared folder.
Do you need FAA authorization to fly a drone in Montauk?
Not for most of the hamlet, by the FAA's airspace data: downtown, Ditch Plains, Lake Montauk, Hither Hills, and Montauk Point are Class G at the ground, and Montauk Airport has no control tower. The state parks are the limit. New York State Parks requires a written permit to take off or land on park property, so flights beside parkland go up from the listing. Every drone flight is flown by an FAA Part 107 certified remote pilot.
Can you show the ocean view from a Montauk house on a hill?
Yes. A drone rising from the deck to the height of the view, within the 400 foot limit, shows what a buyer will see from the living room, and a frame from inside the main room shows it honestly from where they will sit. Aerials come with Photos + Air and above, and the Full Package puts the view in the listing video.
What does a listing shoot cost in Montauk?
Listing media is priced per listing, the same in Montauk as in every town on this site: Photos $350, Photos + Floor Plan $395, Photos + Air $495, Full Package $695, and Signature $1,250. For a house where the view is the listing, the Full Package or Signature is usually the fit.
Who does real estate drone photography and video in Montauk, NY?
Core Media Co. does, from the studio at 523 Lake Avenue in Saint James. Drone is included from Photos + Air, $495 per listing, and the Full Package, $695, adds a listing video with aerial footage. Every drone flight is flown by an FAA Part 107 certified remote pilot, and we check the Montauk address for airspace, weather, and takeoff rules before the shoot.
Can I get listing photos and video within 48 hours in Montauk?
Yes, on the Full Package, which is delivered within 48 hours: the photos, the 2D floor plan, the aerials, and the listing video, in one shared folder with MLS ready sizes, for $695 per listing. For the other packages, Core Media Co. confirms delivery when you book.
