Do you photograph listings in both Suffolk and Nassau County?

Yes. We are based at 523 Lake Avenue in Saint James and work across Suffolk County and Nassau County regularly. Listing media is priced per listing, not by town, so a house farther from the studio costs the same as one down the road.

How soon after the shoot do I get the photos?

Full Package delivered within 48 hours. For the other packages we confirm delivery when you book, and everything arrives in one shared folder, full resolution and MLS ready sizes together.

Should I add drone photos to my listing?

When the lot, the roofline, the tree line, or the water is part of what you are selling, yes, because none of that reads from the ground. Drone is included from Photos + Air, $495 per listing, flown by an FAA Part 107 certified remote pilot when the weather, the airspace, and local rules allow it.

The shoot

How a listing shoot runs

Most homes take one to two hours on site. We work room to room in a set order so nothing is missed, and we shoot the front of the house when the light is on it rather than behind it.

Before the day we send a short prep note and confirm access: lockbox code, gate code, or who is meeting us.
Bracketed exposures in every room, blended in the edit so the interior and the window are exposed together.
The floor plan scan, the aerials, and the video are captured on the same visit when they are in your package. Twilight is a second, short visit at dusk.
One round of revisions is included on every package, and you own the finished work.
