  • Rates and terms trigger disclosures

    Under Regulation Z, an ad that states a rate of finance charge must state it as an annual percentage rate. An ad that states a down payment, the number of payments or the repayment period, the amount of any payment, or the amount of any finance charge must also state the down payment, the terms of repayment, and the APR. So those terms stay out of a script unless your compliance team writes the full disclosure.

  • New York's advertising rules for mortgage bankers and brokers

    New York requires a mortgage banker's advertising to carry the legend "Licensed Mortgage Banker-NYS Banking Department" or words to like effect, and a broker's "Registered Mortgage Broker-NYS Banking Department". Advertising in print or electronic media must also name the company and the street address of one of its offices, unless it has more than 10 offices in the state. The same rule treats "immediate approval" and "immediate closing" as misleading, so those phrases never appear in our scripts.

  • RESPA Section 8

    RESPA Section 8(a) prohibits giving or accepting a fee, kickback, or thing of value for referrals of settlement service business on a federally related mortgage loan. A plan about your own company, paid for by your company, keeps the work simple, so we do not build plans around filming or promoting the agents who refer you business.

  • Written consent from everyone on camera

    New York's Civil Rights Law section 50 makes it a misdemeanor to use a living person's name, portrait, picture, likeness, or voice for advertising or trade without their written consent, or a parent's or guardian's for a minor. That covers staff and customers alike, so a signed release comes before anyone appears in a piece.

Yes. Content days happen at your office anywhere in Suffolk or Nassau County, or at our studio at 523 Lake Avenue in Saint James, NY. We bring the full setup and batch the month's pieces in one visit. Where you are on Long Island does not change the price.
Do you post to our accounts or run our ads?
