Real estate photography and video in Suffolk County
Suffolk County is home. Core Media Co. is a video production studio at 523 Lake Avenue in Saint James, on the north shore, and the county is where most of our listing work happens: professional photography, 2D floor plans, aerials, and listing video for agents and teams, along with monthly plans, event coverage, and AI listing video.
Suffolk has two different waterfronts, and they shoot differently. The north shore is a line of harbors and necks, Port Jefferson, Northport, Huntington, Stony Brook Harbor among them, with bluffs above the Sound, so an aerial there is usually about elevation and how close the water sits to the house. The south shore runs behind a barrier beach system instead: the ocean side faces Fire Island and the barrier islands, and the bays and canals on the inside of them are where a waterfront listing is more often a dock, a canal, or a bay view than a bluff.
Lot sizes grow and the drive gets longer as the county runs east. Toward the East End, larger parcels and longer approaches are ordinary, and travel time factors into scheduling more than it does near the studio. The Port Jefferson, Ronkonkoma, and Montauk branches of the LIRR trace those same three directions out of the west end, and a listing's distance from one of them is a fair proxy for the drive. Twilight and aerials tend to matter most where the water is: a pool or a harbor view is usually what earns an evening session or a drone flight, more than an inland lot with nothing to show from above.

- The package and the price stay the same everywhere in the county. What changes is what earns its place: on the north shore, aerials tend to be about a bluff, a harbor, or how close the water sits to the house, and on the south shore they are more often about a bay, a canal, or a dock behind the barrier beach.
- How far east into Suffolk County do you shoot?
- As far as a listing calls for it. Lot sizes and drive times both grow toward the East End, and we build that travel time into the schedule rather than into the price, since listing media is priced per listing and not by the mile.
- Is there a monthly plan for Suffolk County agents who list often?
- Yes. Agent Monthly covers up to 2 listings per month at the Full Package, with Producer Monthly and Team Monthly above it for agents and teams who list more often. Every monthly plan has a 3-month minimum, and a month with no listings converts to a studio session.
- Can a drone fly for a waterfront listing anywhere in Suffolk County?
- Often, yes, on every package from Photos + Air upward. Wind, rain, and some airspace near Suffolk's airports and airfields can limit when and where a drone can fly, and we tell you before the shoot if a location or the forecast rules a flight out.
